Gateway Village Irvine: 1,138 New Homes Break Ground

The City of Irvine and Brookfield Residential broke ground on Gateway Village on June 23, 2026, launching a 70-acre community at Portola Parkway and Jeffrey Road that will bring 1,138 new homes, a quarter of them affordable, to North Irvine.

For a city with famously little land left to build on, a project this size is a big deal. It's also a nice example of turning a long-standing headache into a neighborhood.

What is Gateway Village?

Gateway Village will be built in six neighborhoods on 70 acres, with homes ranging from about 1,050 to 2,600 square feet, according to the City of Irvine. Roughly 25% of the homes will be designated affordable housing, alongside new parks and recreational amenities.

The site sits within the larger Gateway Project, which also includes the 700-acre Gateway Preserve and an extension of the Jeffrey Open Space Trail. That trail will span Portola Parkway on a new pedestrian bridge and continue along Jeffrey Road to the entrance of the preserve, linking the new neighborhood into Irvine's trail network from day one.

There's a good-news backstory here, too. The land became available after the city's 2024 acquisition and closure of the All American Asphalt plant, a facility that had generated years of complaints from nearby residents. Where an asphalt plant once operated, six new residential neighborhoods and open space are now taking shape.

Why this matters for North Irvine

Irvine's housing supply is tight, the city has very little remaining buildable land, which keeps competition high for existing homes. A project bringing over 1,100 new homes, plus meaningful affordable housing, is a rare and welcome addition to inventory in this part of the city.

For buyers who love the idea of a brand-new home in a master-planned setting, with direct trail access and open space nearby, this is one to watch closely over the next couple of years.

When can you move in?

Groundbreaking is just the first step. According to city officials, the first model homes are expected to open next summer, in 2027. Pricing and floor plans haven't been released yet.
