Rendering of new gardens, walkways and amenities at Irvine's Orange County Great Park

Irvine's Great Park: Inside the $1.1 Billion Transformation

June 27, 20263 min read

Irvine's Orange County Great Park is in the middle of a roughly $1.1 billion build-out that will make it one of the largest city parks in the country, adding gardens, a botanical garden, performance venues and hundreds of acres of new amenities over the next few years.

If you've driven past the Great Park lately and seen cranes and fresh grading, this is why. The next two to three years are set to be the most transformative in the park's history.

What's being built at the Great Park?

According to the City of Irvine, more than 500 acres are already complete and roughly 1,000 more are in progress. The long-range plan includes major civic pieces: a planned amphitheater, a future library, and a botanical garden, alongside expanded sports facilities.

The botanical garden's first phase covers about 19 acres and is designed to include several themed gardens, among them an arroyo, a children's garden, and a global garden. Site preparation, including clearing former Marine Corps base structures, has been part of getting the land ready.

The park's sports profile is rising too. The Championship Soccer Stadium was recently expanded, and in June the U.S. Men's National Team held a community training session there, a strong signal of the venue's growing standing.

Why does this matter for Irvine homeowners?

Big public amenities tend to lift the neighborhoods around them. The Great Park sits at the heart of north Irvine's newest master-planned communities, and every new garden, trail and venue adds to the daily quality of life, and the long-term appeal, of living nearby.

For buyers weighing Irvine against other Orange County cities, a world-class park still actively growing is a real differentiator. For current owners near the park, it's the kind of long-term investment in the area that tends to support home values.

When will it open?

The Great Park is opening in phases rather than all at once, so new sections and amenities will come online over the next several years. The city has highlighted a new park entry debuting this summer, with botanical garden and venue phases following.
