Heart of the Park: Irvine's $1B Great Park Enters New Phase

July 27, 20262 min read

The "Heart of the Park," a nearly 200-acre centerpiece of Irvine's roughly $1 billion Great Park expansion, is advancing from design into construction, with a permanent amphitheater, a multi-tier lake system, a great meadow, and working farms.

The Great Park has been Irvine's headline project for years, and the most ambitious piece of it is now taking shape. Here's what the Heart of the Park will bring.

What is the Heart of the Park?

The Heart of the Park is the central district of the Great Park's major expansion, spanning close to 200 acres. According to the City of Irvine, early work, demolition of older base buildings and major grading, has been completed, with construction moving forward in phases.

The plans are big. Highlights include a permanent amphitheater designed to hold up to about 10,000 people, a three-tiered, roughly 22-acre man-made lake system, the Great Meadow, a Grand Promenade, a Timeline Bridge, and Full Circle Farm, a nod to the land's agricultural roots. It's part of an expansion widely reported at around $1 billion.

Why this matters for Irvine homeowners

Great public amenities are one of the most durable drivers of long-term home value, and few cities are building at this scale. A world-class central park with a major amphitheater, lakes, trails, and farm-to-table dining concepts doesn't just add weekend options, it strengthens the identity and desirability of every neighborhood around it.

Homes in Great Park Neighborhoods, Portola Springs, Orchard Hills, and Cypress Village all sit within reach of this investment. As the Heart of the Park comes to life, that proximity becomes an increasingly meaningful selling point.

Frequently asked questions

When will the Heart of the Park be finished?

It's being built in phases, with construction advancing after design and grading. Timelines for large public projects can shift, so exact opening dates will be confirmed by the City of Irvine as phases progress.

What will be included?

Current plans call for a large amphitheater, a multi-tier lake system, the Great Meadow, a promenade, a signature bridge, and working farms, among other amenities.

Watching the Great Park mature is one of the most exciting parts of living in Irvine right now. If you're curious how the neighborhoods around it are positioned, I'm always happy to walk you through it.
