Orange County added 879 new listings in a single week, the most of any week all year, pushing total active inventory to about 5,104 homes, also the highest of 2026, according to local market reporting. Much of Irvine's new-home supply is concentrated in the Great Park, Portola Springs, and Orchard Hills areas.
More inventory doesn't mean a soft market. Irvine homes are still moving reasonably fast, roughly 42 days on market, with well-priced listings drawing multiple offers, per Redfin and Zillow data. It simply means buyers finally have a little more room to compare and negotiate.
