Zestimate Accuracy in Orange County: What AI Pricing Misses

According to the August 17, 2026 Orange County Housing Report from Reports On Housing, the median Zestimate error rate for an off-market Orange County home is 6.69%. On a $1 million estimate, that's a swing of roughly $933,100 to $1,066,900, a $133,800 range.

Almost every homeowner checks an online estimate before they do anything else. That's a fine place to start. It's a costly place to stop.

How accurate are online home value estimates in Orange County?

Steven Thomas points out a distinction most homeowners never notice. Zillow reports two separate accuracy figures, and they are not the same number.

For homes that are actively listed, the median Zestimate error in Orange County is 1.90%, about $19,000 on a $1 million home. But that figure is measured after the home hits the market, once the algorithm has absorbed the asking price and the listing description. It's grading its own work with the answer key open.

For off-market homes, the ones that have never been in the MLS, which is exactly the situation you're in when you're deciding whether to sell, the median error is 6.69%. That's the $133,800 spread shown in the table above. Zillow itself describes the Zestimate as a starting point rather than an appraisal.

The gap exists because a model can't walk the property. It doesn't know about the remodel, the deferred maintenance, the view, the greenbelt versus the street, the odd floor plan, the staging, or how motivated the seller down the block was. In Irvine especially, two homes with the same square footage and the same builder plan can trade tens of thousands of dollars apart on lot position, HOA, and Mello-Roos alone. An algorithm sees them as twins.

Where does the Orange County market stand right now?

The county is in a slow, steady late-summer plateau. Active inventory sits at 5,054 homes, up just 8 in two weeks and essentially flat against last year's 5,011, though still well below the pre-COVID norm of 6,723, roughly a third more homes on the market than today.

Demand rose 3% to 1,535 pending sales, the biggest two-week jump since early May. Even so, it's the lowest mid-August demand reading since tracking began in 2004.

Put those together and the Expected Market Time eased from 101 to 99 days. A year ago it was 91.

Underneath the average, the two markets have split further apart: condos and townhomes now take 118 days to sell, up from 114, while detached homes improved to 87 days. Luxury had the best two weeks of anyone, homes above $2.5 million dropped from 181 days to 155, the strongest reading since May, and far better than last year's 211.

What this means if you're thinking about selling

If you're pricing off a pre-listing estimate, assume it could be six figures off in either direction on an Orange County home. Overprice into a 99-day market and you become the listing everyone uses as a comparison for the one that actually sells.

The good news is that the fundamentals are sound. Distressed listings are 0.2% of inventory, nine homes county-wide. July closed 1,930 resales, essentially matching July 2025, at 99.5% of list price, and 99.9% of sellers closed with equity. This is a patient market, not a fragile one.
