Orange County Housing Market October 2026: Rates Stall Sales
As of October 2026, Orange County homes would take about 118 days to sell at the current buying pace, the slowest reading since April 2020. Mortgage rates near 7.5% have pulled buyer demand down 18% in just six weeks.
If you've noticed fewer open house crowds lately, you're not imagining it.
Here's what's happening, and what it means for your next move.
Why did the Orange County market slow down so fast?
One word. Rates.
According to the latest Orange County Housing Report from Reports On Housing (Steven Thomas), 30-year mortgage rates sat near 6% at the end of February. By the end of September, they had climbed to about 7.5%. The last time rates moved that fast was September 2022.
Buyers felt it right away.
Demand, the number of new pending sales over the prior month, dropped to 1,249. That's the lowest October reading since 2007. A year ago it was 1,582.
Meanwhile, the number of homes for sale barely moved. Active listings sit at 4,924, about 10% more than last year.
Fewer buyers. Roughly the same number of sellers. That's why homes are sitting longer, as the chart above shows.
What does 7.5% actually cost a buyer?
The report puts it in real dollars, and it's eye-opening.
On a $1.2 million home with 20% down, the monthly principal and interest payment went from about $5,756 at 6% to about $6,712 at 7.5%. That's $956 more every month.
Or look at it the other way. A buyer budgeting $6,000 a month could shop around $1.25 million in February. Today that same budget buys about $1.07 million. That's $178,750 in lost purchasing power.
What does this mean for buyers and sellers?
If you're selling: Price matters more right now than it has in years. Condos and townhomes are taking the longest, about 139 days of Expected Market Time, compared with 105 days for detached homes. Overpricing in this market means sitting. The good news? Sellers are still in a strong position overall. In August, homes closed at 99.5% of list price, and nearly every sale (99.72%) was a seller with equity.
If you're buying: You have something you haven't had in a while. Time. More choices, less competition, and more room to negotiate repairs and credits. If rates ease later, you may be able to refinance. The home price you negotiate today is locked in.
What about Irvine?
The report includes city-level numbers, and Irvine is no exception to the slowdown. Irvine had 706 active listings and 136 pending sales, which works out to about 156 days of Expected Market Time, slower than the county as a whole. Irvine's median active list price is $1.6 million.
That's not a red flag. It's a pricing signal.
Irvine's master-planned villages, great schools, and parks keep buyers coming back. But at this price point, a jump in rates hits harder. Sellers who price with today's payment math in mind will be the ones who sell.
Frequently asked questions
Are Orange County home prices dropping?
Not broadly. In August, OC homes still sold at 99.5% of list price. What has changed is speed, not equity. Homes are taking much longer to sell.
How long does it take to sell a home in Orange County right now?
About 118 days at the current pace, according to Reports On Housing. That's up from 85 days a year ago.
Is now a good time to buy in Orange County?
It depends on your situation, but buyers have more leverage today than they've had in years. Less competition means more room to negotiate.
Will the market pick up again?
The report notes demand should stop falling quickly as long as rates don't climb further. Watch rates and inflation news closely this fall.
Whether you're buying, selling, or just watching, the smart move is knowing your own numbers. I'm always happy to walk you through what this market means for your home or your search.
